If you are thinking of buying or selling a waterfront property on Long Beach Island, I would be happy to assist you, as I am experienced with state CAFRA waterfront rules and regulations, procedures for applying for permits and time limits associated with permits.
If you are interested in expanding your LBI waterfront property, the state of NJ now requires a topological survey (elevation of the land/dune survey) and a completed CAFRA (Coastal Area Facility Review Act) application.
Supply vs. Demand for LBI Oceanfront Homes
For 2018 so far, our ratio is 0.45, which is still the highest since 2005, excluding last year. The 2017 ratio calculates to be 0.632, our best since 2003 (where this ratio was 0.68).
Our current ratio (0.45) is showing us that we are slowly becoming a seller’s market, and it is becoming closer to the peak selling years. In 1999 to 2004 our supply/demand ratio varied from 0.54 to 1.11. See the chart for greater details.
The supply vs. demand data and analysis is published twice a year in my LBI Oceanfront newsletter since 1992. The study was created to assist the LBI homeowner and buyer as a guide to the current market values of Long Beach Island single-family properties.

Long Beach Island Oceanfront Homes currently For Sale
Below is a list of oceanfront properties available for sale but remember homes for sale listed on websites are fed through an IDX (Internet Data Exchange) feed also known as Broker Reciprocity from the MLS and sometimes there are certain inconsistencies with the feed data. Your most accurate, reliable data comes from your real estate agent directly from the MLS.
If you are a serious oceanfront buyer, you should be in contact with me so you have the most up to date and accurate information on properties listed for sale. You might get your property information just from websites but that information is made possible through an IDX service and not all real estate agents allow IDX services on their office listings.
That means, you are missing valuable real estate listings for sale. You are not getting the complete list of active homes for sale by just visiting websites. If you are working with me, I can easily create an account for you with your email and you will receive all the latest LBI homes currently for sale that are in the MLS.
Give me a call at 609-709-1020 to get instant access to the complete list of Long Beach Island real estate for sale.
