LBI Bayfront homes Supply vs. Demand
Although prices continue to rise on the bay, our sales have slowed down just a bit. So far this 1st half of 2018, we have had 10 bayfront sales and 43 are currently available for sale on LBI, which is a much slower selling season than 2017.
This year so far, our supply vs. demand ratio is 0.23. 2017 was up to 0.58 for this second half of 2017 and an all around 0.474 for the entire 2017 year! Trends relating to bayfront and oceanfront appreciation and depreciation are similar. I have oceanfront data as far back as 1992 and bayfront data beginning in 2004.
During 2002, the oceanfront supply vs. demand ratio was the highest in 21 years at 1.09. The record low of 15 oceanfront homes available on the market was in 2002. Our high was 101 oceanfront homes available in 1993. There are approximately 1100 oceanfront homes and 1000 bayfront homes on LBI. Both oceanfront and bayfront sales are now doing very well.

Long Beach Island Bayfront Homes currently for sale
Enjoy living on the bay with all your water toys at your fingertips. How nice it would be to just hop on your boat or wave runner and enjoy a day on the bay. There is a lot to see on the bay as well as sandbars to stop and play at and restaurants that you can dock nearby and enjoy a nice lunch or dinner in town.
If you feel like taking it slow, take a kayak trip and explore the small islands in the bay. Don’t forget your camera because you never know what wildlife you will see. It’s very common to see snowy egrets, ibis, swans, geese, ducks and turtles. My favorite sighting is a Great Blue Heron. On a paddle board, you can see crabs on the sea floor and fish.

Enjoy your life on the water with a lagoon front home. These properties may be more affordable since there may not be unobstructed bay views. You can have wonderful family moments on your waterfront deck enjoying a lagoon swim or waterfront breeze and the beach is just a short walk away if you want to ride the waves.
