I publish the Oceanfront and Bayfront Newsletter with statistics of all MLS Oceanfront Sales since 1992 and all MLS Bayfront Sales since 2007. The data includes average sale prices on oceanfront and Bayfront properties, LBI single home Oceanfront and Bayfront sales spreadsheet, Supply vs. Demand curve, and data analysis.
After working with many Oceanfront buyers since 1992, I realized that sometimes the Oceanfront buyer turns into the Bayfront buyer. For this reason, fifteen years later I decided to expand my data base to Bayfront homeowners also.
As of February 2007, I began to specialize in Bayfront properties on LBI as well. But as always, I look forward to dealing with all LBI properties and highly appreciate any referrals leading to a Long Beach Island property sale.

Willy’s Real Estate Career
I specialize in waterfront properties on LBI and have over 20 years experience in all property sales on LBI.
I achieved my real estate license in 1989. Initially, I worked for a large Real Estate Agency that was family owned. In 1992, I became LBI’s Oceanfront Specialist and started accumulating data on all oceanfront homes available for sale and those that sold. I now have a very attractive Long Beach Island database on waterfront properties. After receiving salesperson of the year awards and being honored as a top producer several times, I decided to move my career one step further.
In 1999, I became a RE/MAX agent an was a motivated outstanding producer. In 2010, I started a new office-LBI Realty Group. After much thought and consideration, I have decided the time was right for me to venture out and establish my own Real Estate Agency.
In 2016, LBI Realty Group merged and moved into Jersea Realty. I am the Associate-Broker/Manager for Jersea Realty located in Ship Bottom on Long Beach Island.
- We are now part of a well-established successful agency that has been in business for over 19 years that has sold many new developments such as Hideaway Bay, Hideaway Beach, Sounds Edge, The Colony, and Bridge Tender.

Willy’s Background
I grew up in Maplewood, New Jersey and my parents owned and operated Maplewood Toyland – a toy store for all ages!
Beginning in 1970, my family rented on LBI for two years, and then bought our first vacation home here. There is no better place to grow up than LBI!
In 1985, I graduated Rutgers University with a double major of mathematics and computer science, and a minor in economics. My employment included programming mainframe computers for seven years creating distribution and accounting systems. I had the pleasure of working for companies such as Pharmacia in Piscataway, NJ.
Although, LBI was always my weekend home, I wanted to be here all the time. In 1992, my sister was already selling real estate on LBI, so I began working with her and partially teaching at Southern Regional High School. By the end of the year, I was a full time top producing LBI Realtor!
It was that winter that I became LBI’s Oceanfront Specialist, creating newsletters and articles on all oceanfront sales. Years later, I added Bayfront data to the articles and became LBI’s Waterfront Expert. NJ State CAFRA rules, regulations and waterfront properties are my specialty but I pride myself with selling all properties on LBI.
About Ann
Driven to Help You!
Ann enjoys living on Long Beach Island year round with her family. She vacationed on LBI for many years and has been living in Ship Bottom full time since 2002. Ann is dedicated to our community and demonstrates it through her hard work and dedication to the LBI Schools. She served on the LBI PTA executive board for the LBI schools from 2011-2015 and actively involved in all aspects of the LBI PTA through 2018.
Ann decided to join her husband, Willy and begin a career in real estate. She has been assisting Willy with real estate data and marketing for the past 16 years. With the growth of Willy’s real estate business, Ann became a Realtor® to become a competent and knowledgeable member of the team.
Ann’s Background:
I graduated from Rutgers College, New Brunswick, NJ with a degree in chemistry. I worked as a chemist in the pharmaceutical industry and enjoyed positions that enabled me to learn the most current technology and train new staff on how to best implement it.
I wanted to continue a career in the sciences and started to research other opportunities and found that a career as a chemistry teacher was very rewarding. I absolutely loved teaching and I taught high school chemistry for six years. When my husband and I decided to raise a family, I truly wanted to be home with our own children and we were lucky enough that I was able to stay home with them.
When I left my teaching position, I was in the middle of earning a Masters in Instructional Technology degree and completed it in 2006.
As a stay-at-home mom, I got more involved in my husband’s real estate career. We saw the need to re-create his marketing material to give it a new life and purpose.
I taught myself web design in 2009 and after much research, I learned about Internet marketing and how to integrate the latest technology in order to help people find the right home and market a home to sell it.

Willy Kahl is and has been one of LBI’s top producing Real Estate agents since 1992. Having achieved recognition in the NJAR Million Dollars Sales Club in years past, Willy’s outstanding sales achievements has accelerated him to the prestigious NJAR Circle of Excellence Awards.
Willy’s wife, Ann, contributes to his success by assisting with databases, advertising and graphic design. Ann introduced the new Bayfront homeowner database into the LBI Oceanfront and Bayfront newsletter.
Willy and Ann have two sons, Bryan and Sean. There is no better place to spend time with family than here on Long Beach Island! Whether your home is year round or seasonal, LBI is certainly a safe and friendly seashore community for all to enjoy!
