Jersea Realty Welcomes LBI Realty Group in Merger

LBI Realty Group is joining Jersea Realty, at 1415 Long Beach Blvd. in Ship Bottom, in a merger expected to be completed by June 1. The announcement was made by Patrick Moeller, owner of Jersea Realty, and Broker-Associate and Manager Egon Willy Kahl and Ann Kahl, of LBI Realty.

Moeller said he is looking forward to the new association from the standpoint of growing Jersea Realty and gaining more of a market share in the real estate business.

“Willie is a seasoned Realtor and professional with over 30 years of experience. He and his staff are well respected and a good addition to my staff,” Moeller said.

“Egon Willy Kahl, former LBI Realty Group broker, will become the Jersea Realty office manager to network for incredible market reach to serve our clients and grow the business,” states a flier announcing the merger to potential customers.

Ann Kahl, a Realtor associate, will be a marketing specialist with the firm. Jersea Realty is the exclusive realty agency for Callan & Moeller construction company, one of the Island’s most prestigious home builders.

“We are now part of a well-established successful agency that has been in business for over 17 years that has sold many new developments such as Hideaway Bay, Hideaway Beach, Sounds Edge, The Colony and Bridge Tender,” the Kahls noted.

Meanwhile, LBI Realty Group had been established six years ago in Ship Bottom, specializing in oceanfront and bayfront sales. The office has been in the top 10 in sales since it opened, Willy Kahl said.

“What we found out in real estate is that we have a fantastic office and a lot of top producers, and what we wanted to do is merge offices together with managers and make it easier for myself so I can concentrate more on real estate sales. And I think Jersea Realty will be bigger and better by combining offices. It makes sense.”

LBI Realty Group brings two dozen associates. All current LBI Realty Group listings will be re-marketed as Jersea Realty listings on all social media platforms, websites and print advertisements.

At the same time, another manager is new to the Jersea Realty office – David Deleo joins the office from another firm, bringing 35 years of experience on Long Beach Island.

Broker of record for Jersea Realty is Kathryn Minto, the first person customers will see at the front desk as they enter the office, which is conveniently located in the same building as Crabby Paddy’s Restaurant. The newly constructed restaurant and two-story offices demonstrate top-quality construction by Callan & Moeller.

Kahl said, “We saw a golden opportunity to be established next to the Island’s newest restaurant and wanted to staff Jersea Realty with additional professional agents, who could be on call at all times for buyers and sellers and tenants entering the complex.”

In June, a hotline will be set up so potential clients can reach agents after hours, Kahl said.

Moeller bought the former Stutz Candies property after Superstorm Sandy and built the restaurant/office building. He said the central location is a good one for his businesses and surrounding businesses to serve each other.

Moeller also noted advantages of having Jersea Realty closely associated with Callan & Moeller Construction. Callan & Moeller home buyers often list their houses with the realty firm when they want a new or bigger home built by the company.

“And when homes are put up for resale and have home inspection issues, it can be hard to find people to take care of the issue; some of the jobs might be too small for them to want to tackle. But we take care of it in-house; it’s like one-stop shopping.”

  • Repairing Your Flood Damaged Home You must apply for permits to repair your flood damaged home. At the time of application we will need to know the following information:
    • What was the height of the water in your first floor living space?
    • What is the cost to repair your home to the pre-damaged state (no upgrades)?
    • Attach a written estimate.
    • FOR ICC claims: Substantial Damage Determination  In order for the Building Department to make a determination of whether your house has been “substantially damaged” and must therefore be elevated to meet the local floodplain management ordinance, the homeowner must provide the following documentation:
      • The “replacement cost-new” as per the tax assessor’s records
      • A written detailed estimate from a NJ licensed contractor of the cost to restore the home to it’s pre-damaged condition.
      • A copy of the insurance adjuster’s report

  • Portable Space Heaters Since most of LBI has been restored with gas service, Long Beach Twp. is requesting any heaters received through donations, be returned to the Long Beach Township Police Dept. lobby. If you are not able to get to Long Beach Township for any reason, please take the heaters to your local police department.  Heaters are being forwarded for redistribution.   • Electrical Inspections Residents who do not have electric at this time must have a licensed electrician do an electrical inspection, if there is no water damage and the property is deemed safe the electrician will give a waiver to Long Beach Township. If there is water damage or is deemed unsafe the resident needs to apply for a permit to have inspection done by Long Beach Township Building Department. Holgate residents are also responsible for having their gas lines/appliances inspected by a licensed technician from the tag to the residence before you can turn on service.
  • Disaster Recovery Center open for LBI in Harvey Cedars FEMA Disaster Recovery Center #33 will open at Harvey Cedars Bible Conference Center, 12 Cedars Avenue, Harvey Cedars Long Beach Island, NJ. Hours will be 9 a.m. to 7 p.m. Monday through Sunday until further notice. They will open this Saturday 11/24/12. Property owners can make claims & check on the status of existing claims. Long Beach Island’s Schools

SURF CITY — Officials for the Long Beach Island Consolidated School District have proposed a $5.92 million budget, requiring an increase in the school tax rate of about 1 percent.

The proposed budget is supported by a $5.42 million tax levy, said Roger Caruba, the district’s superintendent.

“The proposed 2011-12 tax levy brings our tax levy lower than it was during the 2008-09 school year,” Caruba said. “We have been able to help keep cost down over the years.”

Last year, voters rejected a $5.767 million budget that was supported by a $5.25 million tax levy.

Taxpayers will be asked to vote on the budget April 27 as part of the school board elections. The district serves five of Long Beach Island’s six municipalities: Barnegat Light, Harvey Cedars, Long Beach Township, Surf City and Ship Bottom. Beach Haven has its own school district.

Caruba said the budget includes staff cuts including a custodian and several part-time aides. He declined to go into specifics.

During the last couple of years, the school board has made several moves to help keep the tax rate stable, including using Sodexo for cafeteria services, which saved $152,000.

“The average increase for the average home is 1.1 percent,” Caruba said. “The annual elementary school cost for the average home is $339.”

Each municipality is given its own tax rate based on a state calculated formula. Below is a breakdown of the tax impact of the budget on each municipality.

If the budget is approved, taxpayers in Barnegat Light will see a $6.24 increase for the year in their elementary school tax on the average home, which is assessed at $779,000. Taxpayers in Harvey Cedars will see a decrease of $13.06 in their elementary school tax on the average home, which is assessed at $1.004 million.

Taxpayers in Long Beach Township will see an increase of $18.02 in their elementary school taxes on the average home, which is assessed at $900,752. Taxpayers in Ship Bottom will see an increase of $1.58 in their elementary school tax on the average home, which is assessed at $526,984. Taxpayers in Surf City will see an increase of $4.04 in their elementary school tax rate on the average home, which is assessed at $673,944.

“The board has done their best to keep cost down and this budget shows that,” said Allyn Kain, the school board president.

Morrison’s Seafood Restaurant in Beach Haven was destroyed in a fire in 2005. The landmark restaurant owned and operated by Janine Kleber and her family will be rebuilt, and the family is ready to move forward with the project.

In February, the family appeared in front of the borough’s Land Use Board and had its proposal for the new restaurant approved. The new 9,000-square-foot restaurant, which is slated to be ready for the summer of 2012, will have 132 seats indoors and an additional 20 outside.

To start the rebuilding efforts, Kleber said the marina will have to clear the site where the fire happened. The family is shooting to have the restaurant up and running sometime in 2012. Kleber would not go into specifics about the cost of the new restaurant.

Beach Haven Elects Five to New Council

BEACH HAVEN — Voters turned out in large numbers today to elect Edward Kohlmeir, Nancy Taggart Davis, Robert Keeler, S. James White and Charles E. Maschal Jr. to the new, five-member Borough Council to take office July 1.

Kohlmeir received 250 votes; Davis, 326; Keeler, 317; White, 303; and Maschal, 339. James C. Vogel received 177 votes, and Theresa A. Kyriss, 165.

Steve Steiner, chairman of the Charter Study Commission that selected the council-manager form of government that voters approved in November, said he’s “very pleased” that change has arrived. He was impressed with the collegial spirit during a recent candidates’ forum.

“This new government, I think, is going to foster cooperation a lot more than the old one did,” Steiner said.

The three-member commission form, under which the borough has operated for decades, fostered little discussion among officials. Each commissioner oversaw specific municipal departments, such as public works or revenue.

“In the old form of government, each commissioner was in charge of a certain portion of municipal government and they could do whatever they wanted,” Steiner explained. “If one of the other commissioners didn’t think it was a good idea, it didn’t matter.”

While none of the three current commissioners opted to run for the new council, Mayor Michael J. Battista offered to assist with the transfer of power.

“We’re here for a smooth transition and to help any way we can,” he said during the Board of Commissioners meeting Monday.
